Peachtree Hills Place Construction – Breaking Ground
Peachtree Hills Place stands in the place of a demolished, aging apartment complex and is tucked in a secluded, tree-lined street in one of Buckhead’s most iconic neighborhoods in a rare combination of sophisticated living and community.
Changing the Law for the Product Demand
Since an equity model life plan community had never been developed in Georgia, Isakson Living had to go to the state legislature to change the law to develop Peachtree Hills Place.
Marketing, Selling and Managing Whole Communities
Generating high-qualified leads that accelerated the pace of home sales meant launching an informative phase that introduced Peachtree Hills Place as the ultimate model of carefree home ownership along with its many benefits. Not only is the home equity model entirely different from a set of apartments or a single-family home, but it will not affect schools or accrue the same amount of traffic as a traditional development. This product doesn’t get built often so Isakson Living had to form a plan to sell the community as a whole. That included a mass marketing campaign for an entirely new product that this generation was unaware it even needed.
A huge motivating factor for this demographic was customization. Selling to a very high-end customer, Isakson Living knew that the team would have to provide for their condo upgrades and modifications during the construction process. If the customer bought early enough, they could change mechanical, electrical and plumbing. However, if these modifications weren’t properly managed, the customizations would kill the construction schedule, workflow and budget.
Isakson Living developed and implemented the very labor-intensive process needed and then staffed and managed the process which resulted in meeting the goals of the customers, the construction team and budget. The customizations resulted in Isakson Living managing 209 individual projects on top of the overall development. Each individual project had its own set of drawings, permits and customizations, its own set of change orders and accounts for all the work, and its own construction crew. Their efforts paid off as their goals were exceeded and Phase 1 homes sold months ahead of schedule with Phase 2 following suit.
As of September 2020, 86% of the 204 homes available were sold and occupied, with 90% of Phase 1 pre-sold before construction and one-third of Phase 2 sold within the first week.
Project On Hold
Their bank, which was also their partner, failed and as they navigated this process they kept the development afloat through relationships with the banks. Because of this, they were able to recapitalize and start development again when the time was right.
Today
With Peachtree Hills Place, Isakson Living positioned itself as a leader and innovator of senior living. Contemporary floor plans, on-site concierge medicine and true fine dining were brought in based on customer expectations. Peachtree Hills Place responded to the consumer and raised the bar for the future of senior housing.
This large four-story building consists of 200 condos and every amenity that goes along with operating a country club. Isakson Livings’ dedication to operating and maintaining Peachtree Hills Place with this level of excellence – even amidst numerous challenges – has resulted in the appreciation of the home values – each time a Peachtree Hills Place condo is sold, house values go up in the Peachtree Hills zip code.
