In 2006, Isakson Living introduced the first life plan community Condo Model that prioritizes ownership of high-value properties with access to luxurious amenities and on-site caregiving.

Our proven Condo Model enables access to a luxury lifestyle life plan development that provides the investors, builders, owner/operators, and Members with risk-managed financing, market security, and confidence.

Our Condo Model Ensures:

  • The risks and benefits are shared with Members as prospective buyers pay a deposit during pre-builds to reduce the upfront development risk

  • Contrary to other models, the developer is not obligated to return an entrance fee, helping to stabilize costs sooner

  • As the community reaches 100% occupancy, operational risks and turnover risks are mitigated

  • Members have access to our extensive pipeline of pre-qualified buyers should they choose to sell their property

  • As with standard homeownership, Members are obligated to cover maintenance costs and membership fees as long as they own the unit, creating a predictable monthly cash flow

  • Members retain control of their assets and, as with standard homeownership, the property and its equity are part of their estates

With our proven reputation and pre-sales process, we generate interest and motivate first-movers to embrace the luxury lifestyle they deserve. Through more than 25 years of home sales in Isakson Living Communities, our properties have been recognized with several National Association of Home Builders awards for sales and marketing excellence. Beginning with pre-sales of Park Springs from concept in 1998 to the final phase of Peachtree Hills Place in 2020, we have modified our strategies to survive during the Great Recession and the pandemic while being awarded for design, lifestyle and resident satisfaction.

Design:

We have received numerous awards for design, lifestyle and resident satisfaction across our properties. As a lifelong art lover, Founder Andy Isakson oversaw the curation of original works for Park Springs as well as Peachtree Hills Place. Led by decades of expertise, our design team insists on high-quality, fine finishes throughout and believes livable luxury comes from the small details that make each day beautiful. Thoughtful details such as stepless showers, lever handles, an abundance of natural lighting, and smooth floor transitions create the life of ease our Members deserve.

Operations & Management:

Before a new development breaks ground, our team has a tried and true operating budget in place. With the successes of Peachtree Hills Place and Park Springs, our seasoned team understands exactly what Members want — and how to deliver it. From seamless maintenance to full renovations, Isakson Living has a unique skill set and knowledge to successfully develop and operate life plan communities. As Members buy in, they identify individual projects for their units, which our construction team manages concurrently with the full site build. After full occupancy is reached, our property management team balances the needs of 200 condo owners with the daily routine of food deliveries, medical supply and transport, events, entertainment, and environmental services.

This community now includes 204 total residences. We broke ground with plans for 89 units to ensure the construction timeline could move swiftly while maintaining the attention to detail expected of a luxury community. By June 2017, 73 of those initial units had presold, exceeding our presale goal in just 10 months.

Phase 1 included 89 units released August 2016. These units were move-in ready by January 2020. Phase II A included 35 additional units released October 2017. These units were move-in ready by July 2020; as of September 2020, 95% of Phase II A sales had closed. Phase II B included 76 additional units released October 2018. These units were move-in ready by August 2021; as of July 2022, 95% of Phase II B sales had closed.

Educating our core audience on the benefits of the unprecedented Equity Model of ownership was a critical component to gaining acceptance within this affluent market. That challenge was amplified by the work undertaken by our leadership to modify the state’s legislature so that our Members were able to retain the equity of their residences in their estates. Additionally, a nearby life plan community, using the traditional entry fee model, had just completed an expansion.

Word of mouth from our first Members fueled a rapid sell-out, which introduced new logistics for managing the customization process. Our team excelled in guiding Members to choose the finishes and floorplans that made them feel at home; this also provided a learning opportunity for our construction crews to manage varied plans with unique finishes while meeting firm deadlines.

Lastly, our doors opened just before the onset of the 2020 COVID pandemic, drastically altering the ability to host Membership marketing events and complete in-person sales.

Peachtree Hills Place opened January 2020 with 89% of our units sold; we had Members in 178 of 204 total units. We exceeded the Phase 1 presale goal of 80% in just 10 months. By June 2020, 95% of Phase I sales had closed.

In September 2016, the average introductory price was $1,080,000.

By January 2019, the average close out price was $1,255,000.

All 204 residences went under contract within 5 years of breaking ground. Using a phased build-out ensured we could deliver a five-star experience to the very first Members, including all amenities and services, when our doors opened in January 2020.
