Local Developer Aims to Address and Alleviate Neighborhood Concerns
Isakson Living, who in May filed to rezone 53.7 acres in East Cobb County to build a Continuing Care Retirement Community, has requested the application be continued from the original October 1, 2013 Planning Commission Zoning Hearing and October 15, 2013 Board of Commissioners Zoning Hearing to the November 2013 hearing dates.
“Moving the hearing of Zoning Application Z-43 to November will allow us to thoughtfully address certain concerns raised by neighbors who live near the residential community we envision,” says Kevin Isakson, Director of Sales and Marketing for Isakson Living.
Isakson Living has made public input and information gathering a priority in the zoning applications process. Since June, top management representatives of Isakson Living have met with numerous homeowner associations, the East Cobb Civic Association, the East Cobb Rotary and the majority of the immediate neighbors who adjoin the proposed parcel located at 3540 Roswell Road in Marietta. “Our overarching goal of these meetings has been to inform, answer questions and solicit input. We have listened very carefully to the feedback we received, and this continuation will allow us to address the concerns that have been raised,” notes Kevin. “Building height and density have been the two major points raised, but we are also considering other adjustments to our plans. In particular, we want to address specific concerns of neighbors who adjoin the property.”
In response, Isakson Living is in the process of revising its overall project plans to include, among other things, a reduction in the proposed height as well as a reduction in the proposed density. Additionally, Isakson Living has identified other specific concerns expressed by the community that can be addressed through site specific layout revisions and zoning conditions.
“The fact that Isakson Living hopes to build a retirement community for people aged 62 years and older here has been well-received, and we want to be good neighbors for many years to come,” remarks Kevin. “That’s also why, as part of the initial proposal, 20 acres (40%) of the parcel is to be kept as undisturbed green space. The property adjoins East Cobb Park, and area residents have appreciated our focus on preserving, if not enhancing the park.”
Isakson Living anticipates having the ability to submit revised plans and proposals to Cobb County next week which will reflect these significant modifications. A continuation will also allow ample time for proposed plans to be reviewed by Cobb County and the community at-large. Further, Isakson Living believes it is important to conduct key follow-up meetings with interested civic organizations, homeowner associations and adjacent neighbors so that these changes can be fully explained and further dialogue may take place.
